By Property
Where is past-resident debt concentrated? Larger properties naturally have more former tenants, so higher absolute numbers don't necessarily indicate worse performance.
Time Since Move-Out
How long ago did these residents leave? Recent departures (under 6 months) are the most likely to be collected — the resident is still reachable and the debt is fresh. As time passes, the probability of recovery drops and write-off becomes more cost-effective.
Balance Distribution
Are past balances concentrated in a few large accounts or spread across many small ones? Large individual balances may justify collections agency involvement, while many small balances may be more cost-effective to write off.
Past Resident Balances
Former residents with outstanding balances, sorted by amount. Use this to prioritize recovery efforts — large balances may justify collections agencies, while small balances may be more cost-effective to write off.
