Screening & Delinquency Analysis

New applications only — excludes lease modifications and transfers, which are re-screenings of existing residents.

Screening Outcomes × Delinquency
How well are managers exercising override judgment? Each bar shows the delinquency rate for approved applicants grouped by screening outcome. Note the selection effect: we only see outcomes for overrides that managers chose to approve.

Fail Reason Breakdown
Which fail reasons are managers most willing to override, and how do those overrides perform? Some fail reasons (e.g. criminal history) may be routinely overridden with low delinquency risk, while others (e.g. credit) may correlate more strongly with trouble. This helps calibrate which types of overrides reflect good judgment.

Credit Score Distribution
Where are our applicants scoring? This shows the credit score distribution of all screened applicants (not just those who moved in — individual scores aren't available in the screening results data). Properties attracting lower-scoring applicants may need tighter screening or different marketing strategies to shift the applicant pool.

Cost-Benefit: Override Judgment
Are overrides paying off financially? Each good override avoids a vacancy period while the property finds a replacement tenant. This compares that avoided vacancy cost (using portfolio median turnover time) against bad debt from overrides that went delinquent. Important caveat: this only measures overrides managers selected, not what would happen under a different policy.
